BEWARE OF SUBLIME FINANCIAL!!!!!!!!!!!!!!!!!! I was selling my house and we received many offers very quickly. We got our house appraised prior to listing it for the sake of listing the house for an accurate price. The offer we chose was for $15,000 higher than it was appraised for and the buyers said they would pay the difference in cash. These buyers were financing through Sublime Financial. Sublime Financial wanted a certain appraiser to do the appraisal on our house. The appraiser come to our house for the first time three days before our closing date. He appraised the house for $10,000 less than the previous appraisal and he refused to go into the attic. He said the attic was blocked. I checked the attic when I got home and it was not blocked at all. After the $10,000 decrease, the buyers said they can not cover the difference in cost. So, they counter offered for $10,000 less. So our closing date got pushed. I left the attic open for the appraiser, so he could not give any excuses, but the Sublime Financial could not contact the appraiser. They contacted the appraiser's boss and he could not contact the appraiser. So, because of Sublime Financial's chosen appraiser, the closing date got pushed two more times. They finally decided to override the fact that the appraiser did not go into the attic and used the pictures from the inspection in place of the appraiser. Sublime Financial drug their feet on the paperwork and the closing date was pushed two more times. I finally got scheduled to close with a time and everything, but it was pushed to the next day. I was called by the title company that day to tell me they have still not received the paperwork from Sublime Financial. My closing time for that day was pushed to later that day. Then my closing was postponed without an expected date. I finally got a closing time and date and closed on the house. So, beware of Sublime Financial. They have made the selling of my house to a person they are financing a living hell. I hope the truth of this gets past all of the fake five star reviews. I cannot say enough about Shawn and his team at Sublime. Buying a home is an investment and like any new homeowner; things can be pretty scary yet exciting. Shawn appears to be one step ahead of the game at all times. He is perceptive and proactive in keeping things moving forward and keeping all lines of communication clear.
