I was in the process of purchasing an apartment complex and attempted to assume the existing loan with Arbor. They reviewed my file and indicated that the assumption would be successful, so they asked me to pay an $11,000 application fee. Over time, they kept changing the requirements. It was clear that no matter how many times I satisfied what they were asking for, they would continue to move the goal posts. In they end they denied the loan assumption. Supposedly, they used $10,850 of the $11,000 application, so they offered me a paltry $150 refund on the application feel. Although I'm not certain, I think there's a good chance that they were just trying to profit on the application fee when they never intended to allow the mortgage assumption to go through in the first place.
