I worked with Pam Livesay from the Richmond area and I have to say I have never worked with this level of unprofessionalism and lack of respect for clients. After applying for a mortgage Pam came back and told me we were pre-approved for an FHA loan because we wouldn’t be approved for a conventional loan. She changed the approved amount a few times for us so that we could put offers on different homes without hesitation so I was really excited to be a part of a pain free process, so much so that I referred her to a friend going through the buying process. She was also approved within hours, no questions asked, for the amount she requested. As you can imagine we were elated. A few days later my friend found out she had never actually been pre-approved and that Pam ran the numbers with FAKE COMMISSIONS. Literally falsified the numbers. So I reached out to make sure the same wouldn’t happen to me. Her response was “I don’t know what your friend told you, but you’re fine, I see no issues with yours.” I went on to put in an offer for a home and the day after our offer was accepted Pam called me to tell me that I also could not be approved and that I had never been pre approved to begin with. This created a giant mess and she offered NO help to find a different route, in fact, she told me that if I were to be approved for a mortgage it would be because I was giving disingenuous information. I was able to reach out to another lender who asked a lot of questions, helped me clear my credit within days, and was able to approve me and help me close on the house in 11 days with a MUCH lower cash to close amount. I cannot stress how much I would not recommend her, and I’m sorry this review reflects the company as a whole because I’m sure there are other loan officers that are way more honest than she was.
