My husband and I used Stephen at PrimeLending to purchase our home in Poughkeepsie in April. We found Stephen and his team to be friendly and responsive before closing. However, there were a couple of serious issues that were never resolved. We asked Stephen why our interest rate was higher than the national average when we had exceptional credit and 20% downpayment. His response was that he would work with his team and get back to us. He did get us a lower rate (still above the national average) and he advised to lock in that rate. We agreed since he advised us that he didn't believe the rate would go down any further. We ended up locking it in 10 days before closing although rates were even lower than ours at closing. We were dismayed and caught off guard at closing that there was an $1,800 "interest rate buy down fee". Throughout the process we were adamant with Stephen that we wanted no extra fees as he had discussed different prices and options if we only wanted to put down 15%. Stephen never had a conversation with us about "buying down" the interest rate. We ended up signing paperwork with our new interest rate and a hidden $1800 fee. We were advised that his paper work had to be completed and signed by that night, so we felt rushed and didn’t read through it as carefully as we should have but felt we could trust Stephen. After closing, Stephen was willing to refund $400 of the fee and gave us his supervisors information, Bill Dolbier, because we felt $400 was not adequate. After numerous phone calls, messages and emails Bill never responded. We were shocked as we are customers making the largest purchase of our lives. Another issue that occurred before closing was the appraisal. We realized we may have overpaid for the home after looking at recent comps. The appraisal Stephen had arranged had came in at our offer price. We requested a second appraisal that we would also pay for ourselves. Stephen was adamant that this couldn't be done and finally relented and agreed to a second appraisal. To our dismay he used the same appraiser, who didn't even return to the house. He simply found 2 other comps (nothing like ours) to come back at the same price. I made it clear we just wanted a fair appraisal. I don't think it's unreasonable to rely on the expertise of people who do this everyday to guide us through this process. Overall, you’re a dime a dozen to Prime Lending. Their rates are high, they have hidden fees and it's likely you will not get a fair appraisal.
